What Happens Next

Thank you for trusting Florida's VA Mortgage Center to guide you through your home purchase. Once your offer is accepted, there are important milestones between contract and closing. This guide explains what to expect and how to keep your loan moving smoothly.

1. Schedule Your Home Inspection

Arrange your inspection as soon as possible so you can identify any issues and stay within your inspection contingency deadlines.


2. Sign Your Loan Disclosures

You will receive electronic disclosures that must be signed promptly so we can begin processing your loan file and move it forward to underwriting.

3. Loan Processing

Our processing team reviews your documentation, orders verifications, and prepares the file for underwriting.

4. Underwriting

The underwriter reviews the loan for compliance with VA and investor guidelines and may issue additional conditions.

5. VA Appraisal

The VA appraisal confirms the property's value and verifies that it meets VA minimum property requirements.

6. Clear to Close

Once all conditions are satisfied, the lender issues a final approval and closing documents are prepared.

7. Final Walkthrough

Shortly before closing, you will confirm that the property is in the agreed-upon condition.

8. Closing Day

You will sign your final documents and receive the keys to your new home.

Borrower Do's and Don'ts

Do not open new credit accounts, finance furniture, change jobs, or make large unexplained deposits during the loan process.

Typical Timeline

Most VA purchase transactions close in 30 days or less, depending on appraisal timing and documentation.
