A VA purchase may involve several inspections depending on the property, and some of
them are required while others are strongly recommended. Knowing the difference helps
you budget properly and avoid confusion during the transaction.
WDO Inspection (Required for VA)
A wood-destroying organism inspection checks for live infestation or damage from termites, fungi,
and other wood-destroying pests. On VA transactions, this inspection is required and should be
ordered early so there are no surprises later in the file.
Well Inspection - Approx. $350 to $550
If the property uses well water for drinking, VA requires water testing through a licensed well
inspector. The test commonly includes lead, coliform, and nitrates to confirm the water supply is
safe.
Septic Inspection - Approx. $300 to $600
If the home is on a septic system, VA may require a septic inspection by an appropriately licensed
professional. The system needs to be evaluated to confirm it is functioning properly and does not
present a health or safety issue. An inspection is not automatically required, it will only be
necessary if the VA appraiser requires it.
4-Point Inspection - Approx. $150 to $350
This inspection is usually required by the homeowner's insurance company, not by VA itself. It
focuses on the four major systems of the home: roof, HVAC, plumbing, and electrical. It helps the
insurance carrier determine whether the home is reasonably safe and insurable.
Full Home Inspection - Approx. $350 to $850
A full inspection goes beyond the 4-point and reviews the accessible components of the property in
much greater detail. It is not required by VA, but we strongly recommend it because your VA
appraisal is not a substitute for a licensed home inspection.
Wind Mitigation Report - Approx. $75 to $150
Insurance companies often request a wind mitigation report to verify features that improve storm
resistance and may qualify the home for premium discounts. Cost can vary based on property size,
location, and whether it is bundled with other inspections. Wind mitigation is not required by
VA but recommended to get the best insurance rates.
Your VA appraisal is performed to help determine market value and basic property acceptability. It
is not a home inspection. Before completing your purchase, we strongly recommend getting the
